A bit of a laugh along the way . - (Now,,,This one is optional but is a tentative yes from me....)
No two projects, clients or sites are the same, we believe its important to match the level of service to the requirements of the specific project, the design process can also be somewhat fluid depending on the job at hand. For this reason, the first part of the design process is an obligation free consultation.
To discuss and look at your project. Again depending on the job at hand this may be most appropriate on location to gain an appreciation of any existing features or assist in identifying any red tape that might become apparent, and provide a good feel for whats required. Design advice will be offered and any questions or queries covered off.
Once a scope of works is identified a quote can be prepared for your viewing and approval. Generally speaking most quotes will be a fixed price with no hidden costs for my involvement.
The way I see it, if you're not confident enough in your ability to deliver 'the goods' enough to fix your price, it says a lot about your ability. There are no estimates or hourly rates here.
3) Concept design.
Initial layout/sketch plans will be undertaken based on prior conversations and in line with the scope of works and presented as a discussion point for further refinement, with further plans more formally drawn and other elements introduced as the process evolves until the right outcome is reached.
4) Consent documentation.
Once your design is finalised, we take it from here and get all the calculations and information we need to collate your dreams into working drawings ready for council approval. There is also an option to split this stage into two and complete a pricing set of plans, prior to the full set, with the main nuts and bolts information to assist in achieving a contract price prior to committing to a full set of working plans. This is a mechanism very much dependant on the chosen builder, some will require the complete set to price the job, but the option is there.
5) Consent lodgement & consent administration.
We will act as your agent in the application and administration of the building consent, tending to any queries that might pop up during the processing of the consent. This limits your involvement with the council to simply paying the council fees. We will also assist in the administration of the consent during construction if / when required, as well as tending to any "minor variations" not requiring an amendment free of charge throughout the build.
